Living at Solitude

Frequently Asked Questions

Location

Solitude Mountain Resort is located near the top of scenic Big Cottonwood Canyon, about 40 minutes east of the Salt Lake International Airport. It is nestled in the middle of a seven world class ski areas along the Wasatch Mountain Range: Solitude, Brighton, Alta, Snowbird, Deer Valley, Park City, and The Canyons.

Master Plan

The carefully planned Solitude Village community consists of approximately 250 homes and condos situated on 12 acres of amazing canyon wilderness. The European style village is quaint, intimate, and forever protected from the impact of urban sprawl and crowds—owners gain instant access to the only ski in/ski out real estate in Big Cottonwood Canyon.

Large enough to provide world class amenities and quality service, yet small enough to stay in tune with nature and true to its name, Solitude is surrounded and protected by thousands of acres of U.S. Forest Service land and wilderness.

Rentals

Owners may rent their properties on a full- or part-time basis. Peak rental season is during ski season, typically between Thanksgiving and Easter. Rental revenues have been rising each year since the village opened in 1999.

Lifestyle Properties is fortunate to partner with Canyon Vacation Rentals, the top management company in the canyon. To learn more, visit www.CanyonVacationRentals.com.

There is no mandate to use a specific rental agency, or even to rent at all. Nightly rates vary depending on size of property owned, location, and time of year for the rental.

Association Fees

There are two associations to which every owner at Solitude belongs. One is specific to your building and the other is the Master Village Association.

The building-specific fee varies, depending on size and building location. This fee includes items such like insurance, water, sewer, electricity, gas, common area amenities, and cable TV. Current fees range from $245.00 to $700.00 per month and are determined by the square footage owned in a specific building.

The Master Association fee pays for common areas in the village, including the heated swimming pool and hot tubs, workout facility, movie theater, game room, Club Solitude, wireless internet service, snow removal, etc. The Master Association fee is currently $162.00/month and is the same for all owners in Solitude Village.

Taxes

Solitude Mountain Resort is part of the Salt Lake County Tax District and is levied a tax assessment in November of each year. Taxes are based on the assessed value of each property and have historically been at a tax mill rate of 1.2% to 1.6% of assessed value.

Future Development

The master plan for Solitude calls for a maximum of 565 bedrooms or approximately 250 homes and condos on a 12-acre approved site. Approximately 230 of these properties are now built and standing as of 2012, with two remaining parcels that still have plans for development within the village.

Because of the strict development codes and restrictions for Big Cottonwood Canyon, Solitude is the only approved village in the entire canyon. In contrast, Brighton ski area is located on leased Forest Service land and has little if any chance of ever creating a bed base like that of Solitude.

Needless to say, the opportunity of owning real estate in the Solitude area is extremely limited. Let us help you access this incredible area today!
